Puritan Mill is a loft-office redevelopment in the dynamic Westside district of Midtown Atlanta. The Company developed the project in 2002 and it served as a catalyst for the warehouse district. The project contains 82,000-sf. of office space including The Foundry, a 13,000-sf. special events facility. The historic buildings offer a blend of elements such as high ceilings, and exposed brick and beams combined with features required by today’s office tenants, such as state-of- the-art telecommunications and power, large floor plates capable of heavy loads, 24-hour controlled security access, flexible HVAC, ample parking, and plenty of on-site and area amenities. The company is currently working on the development of a 30,000-sf. expansion of the project.
The Leonard is a mixed-use, boutique multifamily development featuring 85 apartment units in north Grant Park and was delivered by the Company in 2015. It also includes 3200 sf. of ground floor retail. Just three blocks from the MLK MARTA station, it is located a short walk to many other neighborhood restaurants such as Six Feet Under, Ria’s Blue Bird Café, Tin Lizzies, Octane Coffee, and Doc Chey’s. The Leonard leased up in 4 months and set record rental rates in the corridor. It also includes 3200 sf. of ground floor retail. Amenities include a fitness center, sundeck with bocce ball court, grill area, and pet spa. This project (along with the company’s other projects on Memorial Drive) is part of an area wide redevelopment plan, the Memorial Drive Corridor Revitalization Plan, which provides development standards for new projects in the area. A major component of the Revitalization Plan is a linear urban park spanning the 200-foot-wide block between Memorial Drive and Martin Luther King, Jr. Drive connecting Historic Oakland Cemetery with the Georgia State Capitol.
The George is a 132-unit mixed-use apartment and retail development located at
Memorial Drive and Hill Street, immediately adjacent to the Leonard. The project
was delivered in July 2017 and is 85% leased. The 8500 sf. of ground floor retail
space is fully leased to Farm Burger, Your Pie, and My Friend’s Bottle Shop, which is
scheduled to open 4 th Quarter 2018. The George also features a spectacular rooftop
pool and outdoor lounge area. The project won the People’s Choice Award in
Residential for the Georgia AIA Design and Honor Awards in 2018.
982 Memorial is a proposed multifamily development located on Memorial Drive two blocks east of the planned extension of the Beltline to Memorial Drive. The Company owns the approximately 2-acre site in a joint venture with Prestwick Companies. The project will contain 200 units in size and configuration similar to The George providing value apartments on the Beltline and across the street from the 17-acre Madison Yards mixed use project. This project is planned to break ground 4th Quarter, 2018.
Glencastle is an adaptive reuse of the historic City of Atlanta jail into 85,000 sf. of creative office space providing three unique structures near the Beltline. The structures were constructed around 1900 as the city’s prison, a working farm that included office and housing, a stable, and a blacksmith shop. The Company owns the approximately 4-acre site in a joint venture with Crosstown Realty and will start construction on this project Summer, 2018. The project will utilize historic tax credits and is adjacent to the new Kroger store located at 800 Glenwood and the planned extension of the Beltline. Located on a bluff overlooking Grant Park and the city skyline, the site offers spectacular views.
CAPITOL GATEWAY & AUBURN POINTE
In 2002, Capitol Redevelopment, LLC, a joint venture of Urban Realty Partners, Trammell Crow Residential, and The Integral Group, was selected by the Atlanta Housing Authority to redevelop Capitol Homes and Grady Homes, two Authority properties located across the Downtown Connector from Georgia’s State Capitol and Grady Hospital, into mixed income housing redevelopments. The redevelopments are part of the Federal Hope VI program to redevelop America’s deteriorating public housing projects into safe, attractive and sustainable neighborhoods. The projects are located on over 70 acres of well-located real estate within an easy walk to the State Capitol and Georgia State University and are surrounded by revitalizing neighborhoods including the Old 4th Ward, the Martin Luther King Historic District and Grant Park.
Capital Gateway contains approximately 450 units of mixed income apartments; Auburn Point contains approximately 304 units of multifamily housing and 324 senior housing apartments. Both projects are supported by revitalized schools, childcare facilities, parks and other neighborhood amenities. These early projects were critical in removing the blight that prevented the surrounding area from being an attractive investment location.
The Reynolds is a 130-unit residential condominium project developed in 2006, located in the “SoNo” (South of North) district of in-town Atlanta at the northeast corner of Peachtree Street and Linden Avenue. The project is across the street from the Bank of America Tower and Emory Midtown Hospital and is within walking distance of the Fox Theatre and many restaurants, shops, and cultural attractions along Peachtree Street. The Reynolds includes 11,000 sf. of restaurant and retail space fronting Peachtree Street, Linden Avenue and Courtland Street which the company continues to own. All of the residences have been sold and award winning Herban Fix restaurant and a Walgreens pharmacy occupy the ground floor retail space.
The Company developed The Brookwood in 2009. It is located at the corner of Peachtree Road and 28th Street in the Brookwood section of south Buckhead, one of the most pedestrian friendly areas of the city. Adjacent to both Brookwood Hills and Ardmore Park neighborhoods, the 18 story, 219 home development offers expansive views of both Midtown and Buckhead and, with floor plans averaging 1,700 square feet, some of the most spacious condominiums in Atlanta. Despite delivery into very difficult market conditions during The Great Recession, the residences in the project are fully sold and resales are now achieving significant appreciation for the owners. The 20,000 sf. of ground floor retail space is fully leased to successful restaurants and shops. The project set the standard for streetscape improvements along this part of the Peachtree corridor.
Oakland Park is a 65 unit condominium project that the Company completed in 2006. It served as a catalyst for the redevelopment of the Memorial Drive corridor in which the company has played a leadership role. The project is located at the corner of Park Avenue and Memorial Drive and also features 3200 sf. of street front retail including the Grant Park location of Doc Chey’s. The project was the first LEED certified condominium project in the city.
The Heritage (formerly known as the historic Journal Record Building) located in Oklahoma City, was originally
constructed in 1923 and designed by renowned architect Solomon Layton as a home to the Masonic Temple. It then became home to The Journal Record, Oklahoma’s award-winning daily newspaper, before being significantly damaged in the Oklahoma City bombing in April of 1995. Renamed The Heritage, the building is being restored and redeveloped into high-quality creative office space that is a new product type for Oklahoma City. The project combines timeless architecture with modern, open and unique work environments that allow companies to express their uniqueness and enhance productivity. It will serve as a contemporary alternative to the typical office tower, while providing a more sophisticated image than the rustic loft office or repurposed warehouse. The restoration of the Journal Record Building not only involves the revival of an historic structure, but it also reestablishes commercial activity and the filling of a symbolic void in Oklahoma City’s skyline.
Cut Rate Box – “The Murphy”
The Murphy is a planned re-development of two early 1900’s brick and timber warehouse buildings located on Murphy Avenue, adjacent to the Atlanta BeltLine Westside Trail. Totaling 115,000 sf, the buildings will be converted to creative office space. The conversion will highlight the original architectural features of the buildings, including the rare heavy timber construction, and the many large windows. Proximity to the exciting food and beverage options at Lee + White, plus on-site amenities such as a covered roof deck with stunning Downtown Atlanta views, as well as bike storage and showers, will make 1100 Murphy Ave a sought-after address for any employer.

215 Chester Avenue
The company owns an approximately 1-acre future redevelopment site in the heart of the Reynoldstown neighborhood, one block west of the Atlanta BeltLine and one block south of Memorial Drive. The 25,000 sf building on the site is currently occupied by CrossFit Downtown Atlanta and a light industrial user.
Hampton Station is an adaptive reuse of a historic 1919 cotton warehouse in Greenville, SC. Less than 2 miles from downtown and situated on the Swamp Rabbit Trail, Hampton Station features over 75,000 SF of a diverse mix of uses. Current tenants include a taco shop, a local craft brewery now distributing in 5 states, a pottery studio, a physical therapy office, and an axe throwing bar. The project maintains the original industrial charm of the structures and neighborhood while attracting Greenville’s most cutting-edge patrons and businesses.
